Look to see who is in charge of utilities. If you're renting a place that has shared utility meters, try to get it under your name and make sure the bill only covers your utilities and not other tenants in the same building/duplex. KeyRenter helps tenants and landlords know who is paying for utilities so there are no misunderstandings. Be sure to sign a contract that has a fixed monthly rental rate. You don't want the landlord to raise the rent on you whenever they want. If the contract states you are to pay a certain amount for a length of time (usually a year) then that means the landlord can't change that until the contract expires. It's at this time when the rent can be changed, and you are also free to move out if you desire. You are only bound to the terms of the present contract. Nowhere in the contract should it say that you have to follow future rules or changes from the landlord. Changes can't be made until the contract is over and only needs to be followed if you renew your contract. You can get out of it by not renewing and moving out. Also, check to see what the landlord has right to in the contract. There should be no provisions that allow the landlord to enter the rental property without restriction. This is intruding on the tenant's privacy. Even though the landlord owns the property, they need to be respectful and not enter the premises unless there is advanced notice. When looking over the contract with the landlord, be sure to understand all the terms and discuss them. Make sure all the blanks in the lease are filled during the time when you sign it and request a copy of the contract. If there's something in the contract you don't feel comfortable with, discuss it with the landlord to negotiate the terms. More information:
